Houston Premium Outlets Announces Expansion Plans

Houston Premium Outlets has started construction on a major expansion that will add high-end clothier Saks Fifth Avenue Off 5th to the successful retail center.

The outdoor center will grow in size by 27 percent — from 427,000 square feet to 541,000 square feet of leasable space. There will be room for 25 new stores, which will add an estimated 250 employees to the large regional center.

In addition to Saks Off 5th, retailers that have pre-leased space in Phase II include A/X Armani Exchange, Esprit, J.Crew, Joe’s Jeans, Lacoste, Talbots and Tumi. New stores will begin opening as soon as November.
All existing space in the two-year-old center is leased. Some of the 120 stores include Ann Taylor, BCBG Max Azria, Burberry, Coach, Michael Kors and Nike.

The 75-acre project is located on U.S. Highway 290 in Cypress, northwest of Houston. It’s part of Premium Outlets, a group of upscale outlet centers owned by Indianapolis, Ind.-based Simon Property Group Inc.
The move comes as shopping center executives are finally breathing a bit easier after a national survey reports improving sales and expectations during March.

Michele Rothstein, senior vice president of marketing for Premium Outlets, says the center is a destination for local, regional and out-of-town shoppers. The center has more stores than the average outlet center, she says, which helps draw more visitors. “People will travel farther,” Rothstein says. “That’s serious shopping.”

The troubled economic times may be contributing to the strength of the center, which offers discounts ranging from 25 percent to 65 percent on merchandise.

“We’re all living through tough times,” Rothstein says. “Outlets are getting a fresh look from people.”Paula Rosenblum, managing partner of RSR Research LLC, says fewer over-stocked, name-brand items are available at outlets because retailers have adopted leaner inventory habits, meaning they have less merchandise left over to pass along to the outlet. Plus, many outlet stores, like Saks Off 5th, buy merchandise geared toward the stores.

“Most of that is not excess merchandise from Saks,” she says. “Even if you buy a designer product there, it was often bought specifically for that outlet.”

Saks Off 5th will be the largest new store in Houston Premium Outlets, with nearly 29,000 square feet. The store will complement the Saks Fifth Avenue in the Galleria mall by selling value-priced designer clothes and accessories.

This is the third Saks Off 5th location in the Houston area. Others are in The Fountains on the Lake Center in Stafford and Katy Mills Mall, also owned by Simon Property Group.

The new store will be designed like a chain prototype that was launched two years ago.

TURNING POINT
Rosenblum, a retail consultant in Miami, was surprised to hear about the expansion at Houston Premium Outlets.

“I really thought outlet malls had peaked,” she says. “Obviously they found a place where there was a hole, and they’re filling it.”
The expansion of Houston Premium Outlets may be coming at a good time.

A survey of shopping center executives conducted monthly by the International Council of Shopping Centers recently posted its first gains in 32 months, with executives reporting an improvement in business during March.

The Shopping Center Executive Business Barometer increased by 4.5 percentage points to 52.6 percent. That’s the first time results have surpassed the 50 percent mark since July 2007. Results are based on sales growth, customer traffic, occupancy rates, rental rates, capitalization rates and executives’ expectations.

“March 2010 marked an important turning point for the U.S. shopping center industry,” notes Michael Niemira, chief economist and director of research for the International Council of Shopping Centers, in a prepared statement. “After nearly three years of contraction, shopping center executives are finally optimistic on the current state of industry conditions across all five performance measures.”

Ryan Custom Homes Wins Texas Star Award

Ryan Custom Homes was honored on Friday, October 30th with a Texas Star Award for Best Interior Merchandising of a Custom Home under $1 million. The award was given for the builder’s Provence home in Carlton Woods. This 4885 square foot home is filled with luxury features and sits on a three-quarter acre, wooded home site.

Some of the home’s impressive features include:

The center is advantageous as you can be seen by a doctor after normal business hours, and you can be treated more quickly than a visit to the ER. Don’t be discouraged if you check their site or call their online number which still lists their hours as 12pm-9pm Mon-Sun. Cypress Welcomes a Hero Home

August 31st, 2009 marked not only the end of August and the beginning of a new month, but also the day that Cypress residents proudly welcomed U.S. Marine Captain Daniel Moran (Ret.) into a brand new home. While this is a common occurrence for many, this was a special day for the Moran family.

Moran joined the Marines in 2004 and on his second tour of duty in Ramadi Iraq, his platoon was ambushed killing three of his fellow Marines. Moran survived, but not without sustaining a mild traumatic brain injury and minor inhalation injury among other injuries. After two and a half years in a burn unit and over 30 surgeries, Moran came home to Cypress, TX, with his family.

Moran’s home construction was organized by Helping a Hero – a non-profit organization that teams with home builders to construct homes for wounded veterans at a reduced cost. Perry Homes constructed the Moran family home complete with efficient temperature controls, as he can no longer regulate his own body temperature, and tinted windows with an extended covered porch, allowing him to play outside with his children, to prevent Moran’s exposure to direct sunlight, even the plot was selected for having the least sunlight.

It was a day of joy for the family of four: Moran, his wife, Teal, and their children, Trey 4 and Macy 2; and it is the perfect home for Moran and his family to welcome their third child in six months! As Moran put it, “I could never say thank you enough for how I feel right now. What do I say to people who have given me so much? There aren’t words to justify it, so this is the way I will justify it – by the way that I live my life. I will live my life with honor, courage and commitment.” And he has. From the community of Fairfield and the greater Cy-Fair area, thank you Captain Moran!


New BBVA Compass Banking Center Open in Cypress

On September 1st, the BBVA Compass announced the opening of a new full-service banking center on the corner of Cypress Rosehill and 290. This banking center will be the 57th BBVA Compass banking center in the Houston area. It will also be the first BBVA center serving the Cypress area, an important market for BBVA Compass.

This is great news for Cypress and Cy-Fair residents, as the banking center adds convenience for BBVA Compass customers. Beverly Westhoff, North Houston district retail executive, echoed that sentiment with, "This new location allows us to be convenient for those who live near and work in the Cy-Fair area of Houston and reemphasizes BBVA Compass' commitment to offering our customers more value, resources and innovative solutions to meet their evolving financial needs."

Elsie Fong heads this Cypress branch of BBVA Compass, who holds more than nine years experience with the company. Six other staff members accompany her, and the new banking facility includes four drive-thru lanes and two ATMs.

The bank lobby hours are from 9 am to 4 pm, Monday through Thursday, 9 am to 6 pm on Friday, and 9 am to noon on Saturday.  Drive-thru hours are 7:30 am to 6 pm Monday through Friday, and 9 am to noon on Saturday. Fairfield community residents have someone to be proud of!  Earlier this month Cypress Springs High School senior Lawson Craddock achieved a high point in his cycling career by winning the silver medal at the Men's Individual Time Trial at the 2009 Union Cycliste Internationale (UCI) Juniors World Championships in Moscow, Russia on August 7th.

Only 2.22 seconds behind winner Luke Durbridge of Australia, Craddock completed the 25.8 kilometer course with a time of 32:54:45.  This time exceeded even his own expectations - an amazing achievement for a cyclist of only 17 years of age.

"This is by far my greatest cycling achievement so far. I've had an amazing season this year, and a silver medal at the World Championships just makes it so much better," noted Craddock ecstatically.

Craddock has been racing since he was 10 years old, with ambitions to become a professional and positive ambassador for cycling.  He was nominated to become a member of the U.S. Junior National team in 2008, and began training with Hot Tubes, an elite team in Massachusettes.  In addition to 10 championships in 2008 and four top three finishes in 2007, he also has 14 top three finishes in state, national, and international competitions this year. It looks like Craddock may already living his dream.
